We are excited for the third and largest building of the highly anticipated 20 Midtown mixed-use development to begin again. The third phase will include approximately 38,800 square-feet of retail space on the ground floor along with 274 apartments on the floors above. The development will span the entire city block between 2nd and 3rd Avenue and 20th Street and Richard Arrington Jr. Boulevard South.
BHATE has provided geotechnical engineering and construction materials testing for all phases of the 20 Midtown Development. As with the previous two buildings, the Phase III building has been designed for deep foundations bearing on the underlying rock. Due to the complex geology underlying the construction area, the rock quality varies from north to south; therefore, the building has been designed for both drilled shafts and driven pile foundations. The location of the foundation types were determined by conducting a column specific exploration to determine the most cost efficient foundation system for the specific area of the building pad. In addition to the geotechnical study, BHATE provided foundation specification review and will monitor and inspect the installation of the deep foundation systems.
The first phase of the development included a 36-unit apartment building with retail space currently occupied by Starbuck’s, Chipotle Mexican Grill and AT&T. The second phase introduced the first Publix Super Market to downtown Birmingham along with 75 apartments in the floors above. Phase III will be comparable to the previous phases only with added amenities to include an impressive pool, putting green, gas grills with gathering space and an indoor/outdoor fitness center. Construction of the third building is expected to be completed in 16 to 18 months and pre-leasing for apartments is expected to being four to five months prior to completion.
